I make 50k on the books and I pay my bills, I'm just a little young so I don't have say, 10-15 years of credit history.My first response in looking at this house was to think, if it is such a great deal why is she selling it rather than renting it out herself?

To start off, My advice is to read as many of the forums of this site you can, go to your local library and read some books on Real Estate Investing, Read "You, Inc," and any self motivation books you can find.
