Hi Joshua,Here are just a few things that come to mind:Look for a history of "On Budget/On Time".By PM I assume you mean a general contractor.Ask for several RECENT references similar to your job and go review the work quality, call the owners and discuss their experience with this business.Ask for copies of any needed licences and check with the licensing authority to make sure they are current.You must understand you areas Lien Release procedures, and follow them to a "Tee".Decide how you will pay, paper checks vs etc..., and understand in writing when and for what you will pay.Be prepared to walk thru (or have the contractor do it via video) the work done before releasing the payments.Understand that in many areas (it is common for) "Construction Types" to "Knock off" at certain earlier time on Fridays and begin drinking beer.
