Hi,I am looking to acquire a property in Hayward and want to do this by setting an LLC.

The property itself does not need major work, and once it has been acquired through hml, I should be able to immediately start the refinancing process.While I am leaning towards using hml, I have not counted out the option of paying the acquisition cost in cash myself.

Now, I’m paying myself in the lower 5 figure range after product cost, marketing, employees, and reserves.Do I double down and open a new business in the same market, or play it safe and start investing the cash on hand?

A 3 bedroom with a garage in Aiea is a great product.  

Any type of investment real estate that you intend to fold for productive use qualifies for a 1031.

Write letter to all the tenants reminding them that grease, hygiene products, etc should not be flushed or put down the drain. 

Our thought is to create a separate entity that our current cannabis company will own a part of, give some equity to the right partner and then either have investors invest directly in that entity so that they have some ownership in every property we acquire or they can choose to invest in individual properties with our company. 

Ask yourself if the loan for that product type is normal for market conditions.
