I'm in a final round with a company but steady income has not been secured yet so if I could at least cash flow that would really help me stay afloat for the time being.Obviously I could market the unit as-is and potentially rent to someone but won't likely be able to rent to a section 8 tenant which I was hoping for down the line.I was considering starting off with 3-month leases with auto renew and I have been VERY clear with him that if he is unwilling to pay on time that I still am treating this as a business and am not afraid to evict him.

That certain company charges $700-1,000 just for setting up a basic LLC (mine cost $50 and took 20 minutes to set up so that’s a nice profit for that company) or up to $10,000 for a ridiculously over-complicated LLC structure with multiple LLC’s in different states that nobody would ever need that they try to upsell people on who don’t even own a single property yet.

I agree with Nicholas, I think you can build a very basic query that collects info from submitters, and then returns results based on one data set, like geo.

If that number is greater than the purchase price of the house, then I would consider buying the property after looking at other factors (location, condition, neighborhood, zoning, etc).In other words, 6 straight months of rent should pay for the house.
