My current return on equity across my portfolio is around a pitiful 3.5% since our equity has grown so much and we have paid off almost all of our debt. 

I found value in it, so I have renewed my membership each year, but the students definitely got more aggressive in the underwriting the last few years and now those deals are paying the price.
