Well maybe yes or no, however if a certified appraiser licensed by the state deems the price, then it is worth that.

I find data on free sites like Zillow extremely helpful for days on market for certain homes, and it allows you to sort by bedrooms to see how long a potential property may sit on the market at this moment (great for comping rent prices in the area as well)if I were to live in the property, I would take advantage of the FHA low down payment option to keep cash in my pocket for Reno costs Hope this helps!

Out-of-state turnkey may sound attractive, but the cash flow is low and the perceived passivity is too high as you still need to manage the manager to be successful.Go to some local real estate meetups, talk to other investors near you and see where they are investing and at what price point.

We each hold a 50% interest in the LLC.The values of each house are approximately the same, and there are no loans or outstanding debts.He wants to cash out so we thought a good strategy might be for us to sell one of the houses, and let him take all of the proceeds, and for me to take full ownership of the other one.Essentially, I am looking to swap my half interest in one of the houses for his half interest and the other one.
