Hi guys,I just purchased a home warranty plan for a property that I own as a rental.

If it is valid at the date when it is signed, they would have to record it.You definitely need the trustee's deed at the time of resignation.

I have a property I have narrowed down to and think it checks all the boxes...my struggle is breaking the Ramsey cycle and I just need some validation from experts that I should look to get into a property with as little money down as possible and try to boost by CoC. 

Does anyone have such experience with home warranty company?

Doubt a title atty will take a stand on the validity of a PSA. 

People want to feel smart and validated about themselves.

All of those are valid points and yes, could happen.  

A 3/2 SFR in good condition in the 33605 area rents for $1305 on average, yet they are paying $1100 for a month-to-month lease, which has been valid as of May 2019. 

Looking to maybe invest in my first rental property there and am being given almost too good to be true rental income estimates and wanted to validate with real owners to see see if what I am being told by property managers and the realtor and builder are accurate.thanks,John
