Although the organization offering the investments may do the tracking to not allow you to over invest, so that be be the safeguard.

When I was a new, I really appreciated someone else taking care of organizing escrow, etc.

You will want to have a personal/business financial statement, 2 to 3 years of tax returns, and your LLC's articles of organization documents pulled together (almost all lenders will ask for these items).
