The more boring and the less sexy something is, the more likely it seems it will be profitable, and visa versa.

This means that lien holders will be paid from the proceeds of the sale, in order of priority (property tax liens are always in first position, then mortgages (in the time order they were recorded) and other judgments, mechanics liens, etc.  

All mortgages, HOA, 2nd lien holders, would be wiped. 

The mortgage holder of course has no liability to the tenants/others.

After their property is "sold," the tax lien holder has to do a series of notifications over a 12 month period before their is a court hearing.

But its a prime example of JOBS creating a market and I am not really a buy and holder we are building .. but its been a nice ride.

I guess what I'm asking is, is there a way to succeed in notes/rental investing if you're from another country without having a visa/permanent residence status?
