Hi Paul Cox:Make sure that your Purchase Agreement includes provisions allowing you to review (and approve) certain documents and have certain inspections done prior to closing.For example:* Verify actual income; review rental agreement.* Confirm deposits.* Review rental history.* Conduct a thorough interior inspection.* Conduct a thorough exterior inspection.* Request any service agreement (contractors)* See if the property is in compliance with codes and zoning.* Get 12 to 24 months of income and expense statements.* Review utility bills.* List repair costs to use during future negotiations.Hope that helps!

Not only do I require that the tenant gets all utilities in their name before move-in, I VERIFY it was done by contacting the utility companies (or by being contacted by the utility companies for those where that is the normal practice).
