Posting could have negative impacts on your other ventures from something, such as negative press coverage, so now the risk calculus says that the probability weighted impacts from the bad outcome far outstrip the positives of getting the unit a month sooner; now it is in your best interest to NOT evict as soon as you can.

I have a few properties I found from a landlord that is scaling back for other buisness ventures, an I think this might be a good way to assume his rentals with owner financing.

If not possible, then maybe a joint venture with someone who has the credit to secure the loan parameters On the other hand, congratulations fir doing what your doing at a young age, wish I had done the same, but it’s all good!

Once I get 10 financed residential properties, I intend to venture onto the world of value add multi family!

As I mentioned this would be my first venture into this territory.

I would suggest doing a joint venture with people like Chris Seveney or Chad Urbshott and get your money working for you.
