I think will you find year round demand vs regular vacation spots with off season lower demand times.

Since we were under contract, a tenant vacated one of the upper apartments and we asked that it be left vacant.Also - our local MLS contract does NOT have a stipulation that the seller may not enter into new agreements with tenants without the buyer's written permission (as I have seen in other markets).My concerns are that this seller is marrying me to this new tenant from out of state, not vetted by me, and no payment history in this property. 

Looking for some feedback, input and wisdom about purchasing and operating short term/vacation rentals in the Galena, IL and surrounding areas.  

NOW, I don't want to take on any previous liability, or be responsible for vacation pay, etc. so without exception, I will require the owner to release the manager, and we'll slot somebody in immediately. 

I am also interested in vacation rental investments, as we live close to the coast of Maine and New Hampshire, which is a tourist destination for many.

The drama with my rental in Hawaii never ends.I just found out that the tenants, who are married, are going through a marital separation right now as the lease is coming to an early end (I got them to sign a Quit & Vacate letter to terminate the lease early, a whole other story...)The lease names them both -- John and Jane Doe ("Tenant"), and they both signed the lease as Tenant.When they signed the lease, they gave me a cashiers check from the credit union, but it does not name them on the cashiers check.I know that the money came from Jane's account, as during the interview process she said she inherited a lot of money and that she would be paying me.Considering that they are probably going to be maritally separated, who do I write the security deposit refund check (less expenses) payable to?

Along with that, she believes that the manager's friends/family occupied a good portion of the rental portfolio, because they all vacated after he passed.
