This will help avoid many gray areas If they ask if there are offers I usually say:No but we have x amount of showings in the next 48 hours.

Usually the contractor will communicate with the home owner and explain all these changes and get approval FIRST before it actually gets done.

I don't know how it works in your state, but that is usually where you find the addresses.

Everything looks good when it’s on the other side of the fence but upon closer examination you usually find an unexpected issue that you didn’t plan for or have never really given any thought.  

Usually, the activities that have different risk profile should be separated. 

If I see something out of the usual, I simply ask them to clean it up.
