Morris Park is filled with Hospitals, medical facilities, Albert Einstein School of Medicine, etc. at the very least you can find a solid tenant base to get some CF.

Rental market is strong with steady supply of good quality renters, between the Air Force Base, Sandia National Labs, Intel, Netflix Studios, NBC Universal studios, new Amazon facility, T-Mobile/Sprint call centers, several major hospitals, medical research centers,  University of NM, Orion Center -  aerospace, and other tech companies newer to the region.

Strangely however no one is talking about the systematic devastation and migration that could emerge in cities and small towns with single economies like Casinos, Theme Parks, Tourism Resorts, Oil belt and College Towns.

It is however, a great cash flow business, if you don't get carried away with adding things people do not need or care about in a self storage facility.
