I guess the reason the're approaching me is because we became acquainted as they had solicited me to invest in another business venture.  

Guess maybe I should get the flipping book I see here on the marketplace because I feel like I need a general overview with a few step-by-step instructions and a list of do's and don'ts.Oh, I am financing the house and rehab and he is doing all the legwork at this point and when we sell he would get his 3% as the listing broker.All suggestions, guidance and constructive criticism is welcome :-)

Ultimately I want the property to land on a 30 year fixed residential loan.Just the word "condo" gives me fits, but that is based on experiences in different cities : )  My guess is that 2-4 units would make the most sense, but I really don't even know the housing stock in the area, thus the trip.  

I guess fear of poverty was a driving force for me, I knew I didn't want to work that hard and long to earn a living. 

I'm guessing he is not an real estate attorney, but a general practitioner with maybe a partial RE focus?  

I guess my question to the experienced investors would you have both in your portfolio?

I guess what I  am asking is, is there such a thing as a brokers contract I can use for OHIO?

I do have a tendency to let the extra money inflate my lifestyle..

;)I too agree that $15k seems quite high....if it's a negotiation tactic with the seller, then good for you, but I'd guess you could get a quality tear off and new roof for half of that. 

I'll have my license by the end of the year, and starting to second guess my original decision to work for a large brokerage, CB, in the town where I live, which is fairly rural.
