When you found violations, did you document them in writing, give the tenant a deadline for correction, inspect to verify compliance, and use consequences for continued violations?

You have more costs than the mortgage and HOA-does it cover property taxes, insurance and maintenance/repairs? 

Then once you close on the house take out a standard 30 year mortgage to pay off the hard money loan?
