I think for a lot of people who don't think they know people like that you might be surprised.

Let alone, when you get into home ownership you learn a lot more about the maintenance that is involved owning a home and have a better idea of what surprises may come your way in an investment property.  

I'd also assume you'll need $5-10K cash from day one for emergencies, rainy days, leaking flat roofs, and surprises. 

I’m not sure what I’m more surprised surprised about.

I'll be surprised if I get a reply based on how busy they are now.

As with home buyers, tenants are looking for neighborhoods with low crime, good schools, convenient shopping and other neighborhood amenities.

Caution: if you’re a deal finder for others don’t be surprised if they don’t want to hear about every acquisition you make...

EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!

I also while not convenient (I have a small 2 bed/1 bath) I think I am going to have to suck it up and rent out my other bedroom. 

You may be surprised that even in a non-tourist area you will have travelers who would rather stay in your home than a hotel room while traveling!
