My goals are to learn how flip house to allow the profits of the Flips to buy multifamily long term holds.

This cuts down on the volume of water the tank can hold.

But for any investment that I hold, what I'd recommend is to go visit the city you'd like to invest in.

The reason I bring this up is that changing from a single member LLC to a trust with both you and your Husband could potentially reset your 2 year holding period requirements if you wish to 1031 exchange again in the future.

My general rue for the Bay Area is if the rent can support the payment and fixes, then I am going all in in the Bay Area.

I set up my entities mid 2023 -a holding company in WY and an operating LLC in NJ and have only had start up expenses so far and no income.
