You would think that hardwood flooring, back in the days, would have been more expensive the wider the planks were.

If it's someplace like the laundry room in a single-story house on a slab, the pan may not be required by code, but the pan directing a leak to a floor drain might save the nearby carpet/flooring some day.  

If they are month to month do I still need to provide them more than 30 days notice? 

If it’s not 100% fixed, that means the day after you give the seller their money the landlord could say something like…Thank goodness.
