So to answer the question: if they had an agreement they should stick by it, but at the same time I would let them know that hey if you don't get it sold by the end of the agreement, let me know and we may be able to work something out.We all can achieve our dreams without sacrificing our integrity. 

Those properties with bigger spreads will be much tougher to find.You need to know their investment style.

What kind of Architect you need and the cost for those services will vary depending on a number of factors including: ARV of the property, style of the home; contemporary, traditional etc, are you looking for full service i.e. project management or plans only, do you have a contractor or will the project go out to bid? 

Those are admirable goals but very difficult to achieve in the real world.
