There is no setup fee for a small landlord...they may have a premium service for larger PM companies, but I've never needed this.The fee is $3.99 per payment (chargeable to tenant or landlord...your choice), but I think this is worth it because it saves you time with the following:-provides tenant with receipt-keeps a log of all rent payments you can later submit in rent court if necessary-no time spent endorsing checks and going to the bankIt is also a convenient option for tenants whose employers pay in cash

Maybe if you were already awash in millions, and there were other strategic reasons to get those properties, I could see it.The biggest issue is, how are you going to stay in the game if you are losing money on your investments?

As stated above, trulia is always my first choice. 

Also, even though they can lose benefits, a lot of these people are where they are because of poor life choices so you can't trust them taking good care of your property. 

We were contemplating between Appfolio and Buildium so I think you made a good choice.

Section 8 tenants have choices too, especially if they are on the voucher program and are looking for homes in the private market.When I say "units" I am referring to each family dwelling/home.... for us that is a total of 15.
