Foreclosures stay on credit reports longer than short sales.

Some of the borrowers will accept their faith and try to get out before the foreclosure takes place, and others stay there hopelessly until the very end which is sad to see someties.  

My financial planning team and I focus our business on anywhere from new to seasoned real estate investors on managing their cashflows, giving them a financially organized snapshot of their assets and liabilities, and helping them allocate their funds to achieve their goals.

Does anyone have any areas that they suggest that I look in and/or stay away from?

The OH SOS does not give any more info than the attorney who filed the Articles of Organization. 

They are under-analyzing and overpaying for properties (which has also made the market stay overpriced), so just keep in mind that you don't HAVE to buy.

Well, that 10% rent increase is mostly likely free and clear due to expenses staying the same. 

We are getting things in order to take advantage of those opportunities when they come, while "sticking to our guns" on the deals we are looking at now by staying conservative. 

Personally as a traveler I would not want to stay in a property that is not operating within the restrictions set by the governing authority.
