@Stephan Mckracken, so it took me actively looking about 7 months, but I was looking in about 6 different counties in two states, so I think if you are focused on specific neighborhoods and criteria you would probably be looking at 2-3 months, and 150 different leads.

With 23 units I'd hope there was some kind of decent documentation and the numbers you have are pretty specific so I'm guessing they're coming from a property manager.

On my search I was planning to utilize the 203K loan as well but I would suggest only dealing with a broker and agent that handled that specific type of loan before.
