But I also think that you have to look at the fact that MS Gulfcoast in an area of not only tourists but like Florida a bunch of retirees and it is a functioning city (so to speak) it isn't simply a seasonal tourists area.Like you I also wonder how it worked out for the OP.

The so-called "risk-free" rate for T-Bills is much lower than the "risky" rates for stocks, bonds, real estate, and many other types of assets.Personally speaking, if you're looking at a one year term then you should go with something that is lower risk.

if you live in Utah, and have your S Corp filed there, and want to invest in Seattle Washington, you speak to your CPA and he'll tell you if you need to even register in the STate of Washington to transact business there.ask your CPA.now, as for LLC and self-employment taxation - talk to your CPA first before you jump to conclusions about S Corp vs LLC.

TXI'm happy with the realtor I am working with so I really don't want to chase him off but being this is the first rental property I'm looking for (as you may gather from other threads "rule of 100"), guess I may be trying a little too hard.The point is, in a level market (generally speaking) how do you or how much can you justify shaving off an asking price from out of state without p--- off the realtor and having the seller laugh at you?
