Cross reference that to Facebook, craigslist or any rental place if you notice that turn over seems high.

The repairs that you are referring to are superficial.

That is a very serious problem with no foreseeable solution. 

But before going that route, I'd try for the peaceful solution. 

I also mentor new agents and many are struggling - they have to compete with agents who have been around for awhile and have a network of clients who trust and refer them and they also have to compete with teams paying upwards of $16,000 a month for leads to places like Zillow. 

Basically, the backyard is garage entrance (previous owner has made it all concrete).Red is my solution to put the garage entrance on the side.
