There are nonQM lenders who will fund 2nd's on investment properties in LLCs.

I just took a leap and bought. my first two investment properties in the greater Huntsville area as a out of state investor!

And many situations use a combination of the 3 approaches.The single family house (sfr) is real estate, since it is (presumably) permanently attached to the land, etc.

Was wondering if anyone is currently engaged in new construction investments in the area, or have contacts who are. 

You can get quality guests/tenants for good rates and it can be a very good investing style when done right.

I just invest there.
