@Christian Busch i’m a broker that specialize in income producing properties so I end up working with buyers sellers and tenants.

I don’t think I’ve ever been charged more than 1 hour of labor for anything short of a complete hvac unit replacement.

My other investments are short term air bnb type rentals so the PM arrangement is different.

Just starting up with Short Term Rental Business with also a W2 employee.

I've made it my goal that by April 1st, I would start taking actionable steps towards sourcing and landing deals I can take to potential sellers/investors.My question is: What makes a "good" deal and/or how do I know when I've come across a "good" deal?

Alternatively, if I left the unit as is, or added a bedroom for a much smaller cost by removing the dining room, I could rent the entire unit out on a short or medium term basis, for at or above the monthly cost, then look for a separate house hack with a bath already installed.

There are about a million and 1 directions this could go, if you want some helpful guidance I would let us know maybe goals short and long-term.... or what strategy you are looking at starting. 

The house is mostly turnkey, with the seller having installed new carpet.However, I've heard concerning stories about tenants and their pets damaging carpets, even if pets weren't permitted per the lease. 

Also, setting up one of the units as a medium term or short term rental to increase income.

I would never contact the seller to have them make the payments.
