It protects your market share from over-saturation but is harder to scale as well. 

He is responsible for gas/electric.He called me yesterday and notified me that the electric company disconnected his service 2 months a go because his bill got too big and he can not pay it at the moment.

I found a property 4 units in good condition all being rented at moment.

Super helpful for accommodating larger friend groups as 2 couples can share a room.

Experienced investors, please share how you guys navigate this especially when you buy multiple properties in a year. 

While you would still living alongside tenants to a degree, you would all have your own units rather than sharing a space.
