I developed a 3 story suburban walk up product though because that is what most large development firms design and the highest profit type of construction and most stable right now.

Do you mind sharing your PITI, gross rents compared to market rents, etc ?

Most stable tenants that are dependable to pay their rent on time and won't move every lease renewal typically expect a kitchen (even if its shared). 

People remember (and share) when they were taken advantage of and lied to.
