The best thing you can do is look at sold comps in neighborhoods of similar properties (size & location) and look at their condition.

Point is that DA's (in my own real world experiences) are typically lower than full appraisals and clearly cannot account for factors other than hard data (bed/bath/square footage/lot size).

Here’s my options I have come to.. either sell the house and make 137k profit w/ no capital gains and take that and my original money put into the house and start my rental venture or pull the equity out and rent it.Rental rates are skyrocketing in my neighborhood at 3200 a month for my size house.

Too many folks (myself included) register an LLC as one of their first "action" steps but it's really just going to cost you time and money and does not serve any purpose until you have your first property.
