The best thing you can do is look at sold comps in neighborhoods of similar properties (size & location) and look at their condition.  

Point is that DA's (in my own real world experiences) are typically lower than full appraisals and clearly cannot account for factors other than hard data (bed/bath/square footage/lot size).

The seller will need to serve 90 day no cause notice of eviction, and pay a relocation fee, before you close.

Too many folks (myself included) register an LLC as one of their first "action" steps but it's really just going to cost you time and money and does not serve any purpose until you have your first property.

You get what you pay for, but there are good companies who will offer discounts for bringing in that size portfolio.
