Avery Carl dissects different types of markets in the BP book - Short Term Rental, Long Term Wealth.

Regardless of of what type of rental I'm looking for I always want to get, or structure, a deal in a way that creates as much cash flow as possible.

Those deals are hard to find in my market.You can make a lot of money by consistently making base hit type deals.

It is also a rather large county that could take some time to get across so the location you want to target could effect what type of property manager you will want. 

Also besides residential there is commercial and industrial lands and a host of zoning issues.Each aspect and real estate type has maybe similar, but largely different skill set requirements.

3)  Who would be the best lender/entity to approach for this type of financing?  

I replied in the other thread as well but you need to check what type of provisions you have on your policy to make sure you have the coverage you think you have.Was there any discussion of the condition of the roof when you purchased the home/insurance in October?

What customer service programs do you have in place?
