@Brian Adams right now my real estate empire is a single 5 unit building that I am scheduled to close on next week.

That allows time for the inspector of my choice to schedule, come do the inspection, and provide the report.

After years of trying different methods, I personally have found it best, for me, to make the phone call quick and schedule people into time slots.

On the day we executed the contract  (tuesday), I notified the Seller that I scheduled my home inspection for two days later (thursday) at 10AM.

If the tenant is not there during the scheduled time that the service guy shows up, they are paying the service fee.I say this because I have a tenant that expects me to dance around her schedule and its becoming an issue…What is your process to these types of issues?

His tenants were unlikely to have any kind of employment because of their hectic class schedules.

I've learned to call ahead to confirm showings, and to schedule showings together - or in very close intervals (like 10 or 15 minutes apart).
