There are a few other considerations, especially if there are any subordinate liens (i.e. a 2nd if this loan is in first position).To be safe, you would normally want to get approval from any subordinate lien holders for your modification.

One thing is to see it in charts another is in person.On my first trip I spend hours driving around and zoned in a neighborhood University area at the time I saw monorail to downtown was being build in that area and knew it would only increase the value of properties.I like being close to major Hospitals/ Universities feel there will always be a demand even during a recession

"Driving the area" using Google Maps I would rank investing there as the same risk profile as investing say New Kensington, Brackenridge, Aliquippa, etc.I am not sure of the economic drivers in that area, on the bright side it's NOT in a flood zone :)

The furnace was about $2300.Can I expense the furnace under the de minimus safe harbor election (because it was less than $2500), and then capitalize the air conditioner (because it was more than $2500)?
