The market value of this house is about $450k.

When researching applicants I review county court records.

Great schools are a lagging indicator of future value.  

So, the terms of your lease should be catered to that, with very strict insurance terms, personal guarantees behind any company signing your lease, requirements that lessee handles all repairs and maintenance, additional security deposits, and I would go so far as requiring minimum review quality for the host, limits on quality of guests they can accept, etc.And to your point about Airbnb not doing background checks, you are right.  

However, if you are just trying to adding extra value by creating extra bedrooms, you would still need to get an approval from the city as well.

If your goal is financial freedom, you'll need a rental income that can replace your current income and must increase fast enough to outpace inflation.Inflation increases the cost of goods and services over time, effectively reducing the value of your money.

I can review the annual housing growth from 21-22 and 22-23 in a select few cities to see what I'll find.
