Purchase a property that has no or favorable HOA, then you have a place to stay for your vacation trip yourself, and since it's advisable to stay at your own vacation rental at least once a year, this gives you a chance to update and improve it while there (or failing that have your friends or family stay at a discount and post review of what they find.)

To be perfectly honest, trying to use artwork as collateral is going to be a on-off, can't really systematize something as wonky as that.If you wanted me to run it past an underwriter, I'm sure they would want a recent appraisal, done by an appraiser licensed by whatever certifying body licenses artwork appraisers.

I had done a few private money deals before so I used that agreement that I had my lawyer review years before, which did have a personal guarantee but not a note. 

The biggest challenge I am anticipating is that when I walked through the property to evaluate it 3-4 agents were walking their flipper clients through and because the owner lives out of state and has to review all offers with their attorney they will not be reviewing offers for another week.

Vetting the operators and reviewing their experience / track record is one of the most important things.
