But... if you are working on a deal where a retail buyer wants to put down $40,000 for a lease option to fix it, I would get the seller to take as little money as possible for the option and charge the rest as an assignment fee.

greg, i installed new hardiboard siding and painted itjon, thanks for the kind words...i have other apartments and rentals i hold..when i buy a flip though, i sell it...i know going in if i'm going to hold as a rental or rehab to flip to a retail buyer...however, those apartments i've blogged about are becoming my favorite property :)james, thanks and i look forward to seeing your next projects as well...what all do you have going on?
