Around most of the country, an investor should expect to pay between $200-300 per fixture.In my experience, the $500-1000 is high, even for retail pricing, unless you're in California, NYC, etc.

Personally, I think I can insure at 50-55% of replacement value, knowing that I can get the rehab work done for quite a bit less than the "retail" rates that the insurance adjuster will use to compute the amount paid on the claim.

I've been watching the courthouse foreclosure auctions and they've been selling for full retail (at least what full retail was a few months ago) and the tax deed sales (selling for probably 75% of full retail).
