Everyone responding here is pretty spot on whether it is worth the effort to rehab in Waterbury when other CT towns have more pleasant results.

I did things a bit backwards, I purchased the 1000 letters the end of last week but have not sent them over my lead list yet because come to find out I paid for the leads upfront for two months of pre-nods with equity planning on sending my list to yellowletters on Monday and the list the company gave me was about 20 pre-nods with equity (and this is after I responded back yesterday with a wider search criteria, hoping this would give me more).With that said I am now regrouping and trying to determine the best group of motivated sellers to send to.

I know the state has them because I received confirmation auto-responders from the education address and the info address.

I find my best respondants find us on trulia and zillow.  

That said, the new bank is trying to recoup what they are owed in the auction which is scheduled in two weeks.Here are our options as I see it but I am hoping some other savvy investor see's an option I am not thinking about:1) Building's Attorney is currently contacting new bank's Attorney to try to work out a deal (This may not ever happen because they are not responding) There was a summons severed to my building incorrectly so our Attorney is hoping to stop the auction on a technicality but this will probably be expensive.2) Building can go to the auction and bid on the property but we will need to pay cash (over half a million dollars) no financing allowed.

When my calls come in I would like for that number to be put into an automated text responder that will text them 3 days from now 20 days from now 2 months from now,etc.
