To that I would add a 10% maintenance allowance and 10% for PM.Operating Expenses = 15,400 + 4,482 + 4,482 = 24,364 (54% of effective gross revenue)NOI = 44,820 - 24,364 = 20,456From this you would have your debt service and a 10% CAPEx reserve.
