The COVID-19 panic is damaging a lot of businesses but it's smarter to ride it out in my opinion. 

I've literally seen owners give away $10,000 or more in reduced/free rent, only to have the tenant leave without paying rent for months and leaving thousands in damages.

In the past on big roof jobs I've usually gotten a handful of quotes (commercial flat roofs), and the more the merrier since they are free estimates.I have also asked for pictures and/or videos for major items, especially basement leaks, roof leaks, misc. damage, etc.

There's some good contacts there that will service New Britain when it comes time for you to repair any damaged drywall and paint. 

Also, serve them with a letter to remove the pool or you will consider that damages as part of the eviction proceeding.

If you don’t protect the property, you are almost guaranteed to get termites at some point and they can easily do thousands in damage if untreated.  

They are gaining a very bad reputation here in Indy.

At court you can sue for damages to the unit, rent, and legal fees.
