Talking to a real estate agent to find the property?

Hire an agent.But don't just hire any agent....hire a good agent.

You can use the bigger pockets agent finder to find agents in your area.

I keep having agents reach out to me, explain their credentials, and then pass me off to some other agent they work with.

On Market - Zillow with listing Agent.

Their agent, who was one of the worst agents I've ever encountered, probably doesn't understand how any of this works, probably talked them out of it.Was originally listed for $525k and we bought it for $443k with a new roof and a fairly long list of stuff being fixed at their expense. 

The "sweat equity" will come from me finding fix and flip deals and working with a team I've assembled (agents, attorney, contractors, insurance agents, etc.) to closing deals.

I think I spent like 400 setting mine up on Legal Zoom and then I pay a yearly registered agent fee of like 150/200 and then I pay a yearly fee to the state of like 100 bucks.
