@Daniel Byrd, one less thing to worry about, find out everything about the tenant, all documentation should be available to you including the proformas, including tenants credit report and payment history, if they cant provide the docs, move on.

I once received as a gift a set of bits from my Dad which he claimed contained "everyone I have ever seen in my life."

His end goal is to refinance with a conventional loan but he wants to wait another 6 months after his credit score improves from his current 650 credit score to receive a better interest rate.

Hi @Jody Broussard - the level of documents they are willing to share will vary from seller to seller.

I just received two emails from clients today who chose to setup with Wells Fargo and their accounts are being closed for seemingly no reason.

Of course, if I can eliminate complexity without creating potential problems, that is appealing too.I've pieced a some additional input that I have received today and thought about:1.)
