Websites take a while to build good enough traffic that produce results.  

Far better to get a RE license and get on a top producer team .. you create a career you actually make money and you do it all legally.. or try to anyway. 

The difference is that the documentation requirements needed, if challenged to prove qualified use, is trickier to produce  and more open to disallowance when you're documenting a room in a house rather than one side of a duplex.

(At some point in your future you may use them for leverage on income producing deals).  

I recommend you find a good rental savvy mortgage broker to help you rather than going directly to the banks.We personally invest in houses with legal suites in Edmonton because we find that they produce the best overall ROI in our market.

Even if you put no money in now you have time into a project that is barely producing PLUS when you find another much better opportunity to invest in now you are saddled with that other debt on your personal balance sheet.It's better to wait for the right deals than to become a part of a mediocre or bad deal.
