I work for a private lender in the Washington, D.C. metro area and I am looking to get connected with real estate investors in the area.

This you have a private lead inspector do for you.There are lots of expense many new investors miss.

Of course during the sale of the property, the owner said all tenants pay on time, etc. but he revealed at closing that one of the tenants had not paid for that month.As written in the lease she signed with the previous owner, there can be a late fee assessed for this late rent.

I'm selling a property on which I have a private second position note securing a loan from a relative.  

As Jay suggests, the preliminary title work should then have revealed the liens.

Those programs typically require that you live in the property for at least 1 year, which might not be the worst thing.Can you raise private money through friends and family?

When they get the itch to demo a building (and downtown has a LOT of dilapidated buildings as we both know) they always look into the costs of new construction permits, costs of engineering/designing the structure(s) and getting them approved by the city, and the costs of hiring private construction contractors to build a brand new structure...
