Have you considered working with a hard/private money lender?

It's great and I look forward to learning from many wise and experienced investors here.I'd like to network with any wholesalers who work the area along with private lenders & my fellow flippers.  

Are there any suggestions about how to get private financing for this or any suggestions at all on directions to move towards.

Private Rd. 931 Weir, TX area3 bed / 2 ba, Asking around $50k, own free/clear, rents in area @ $850-900It's hard to get comps, but she said it appraised for $56k.

Your plan sounds like it will require short term financing (Hard money, private money, secured LOC, ect..) to purchase and fix the property.

There are several properties that are discussed in private at some of the local Real Estate investor groups and some great properties on the MLS also.  

So my question is; before I list it with her should I hire a private appraisal and get my listing price from that or go with what she thinks and wait for a buyer to get it appraised.
