I wouldn’t risk it but maybe add a premium?

Edit to post: meant to say about 10% increase per year for three years not 25%

I leaned with Michael blanks syndicated deal analyzer and now I just have my own or use an edited version of his.

I am also paying 9k in premium for this lot as it is bigger than other rectangular lots next to them.

I think I might be able to get away with some lease options, which would bring a premium rent of $100-$200 more.
