Electric baseboard heat is an option that I would like to avoid because I'm in Ohio and worried resident's electric bill will be sky high d/t cold winters and poorly insulated attic/3rd floor unit.

Do one or both for the education and modify as you learn and build wealth -one thing for sure is it is not static  it changes with age, health, laws, technology, family situations, etc   Taxation, succession plan, estate plan, insurance etc may all play a role.

@Luke Petro,Try contacting the local health department inspector, buy them a cup of coffee and see their experience with exterminators.  

Some will have attractive management fees, but then slam you with hidden fees and excess maintenance charges.Having been through multiple poor property management companies I finally started my own.

I just remember Tom Wheelright (rich dad poor dad tax guy) mention some perks of a LLC but I didn’t quite understand it.

Also, the excuse of blaming other people for his problems shows a lack of personal responsibility that I take as an indicator of being a poor rental risk.

Indeed the article is misleading only because there are 100 different reasons people are leaving and "ditching" was simply a poor choice of words.
