My plan would be to buy a home to live in for 2ish years with the goal to rent that home as well.My main questions/points of thought for this forum would be:1.

Plan to copy and paste to all the newbies that are misled but by fraud guru's.Here's our contribution, which may only apply to Metro Detroit market:1) S8 tenants pretend, or are idiots, that can't fill out their own S8 paperwork for FREE rent!

Long term we have plans to move there.

- Family is full of General ContractorsGoal- Plan to live in 1-2 Years before doing a cash-out refi for our next property- Goal is to lower our monthly rent.

I have funds totaling around 20k for a down payment (100k home), however for my planned strategy I’d like to target homes at max 200k which should require a 40k down payment.

I sign up for this all in 2019 for this is the first time I’ve logged in.I bought a place in 2018, remodeled and sold in 2022 and chased my dream of 20 years of moving to Jackson Wy however investing here in not an option since I’m not a billionaire sooooo I am planning my next moves and looking to invest.I have roughly $30K (potentially $50K) to invest in a flex and flip as I’m not sure I could do the landlord thing.I have been looking in places I would like to actually live which is eastern Oregon, North central/East Tennessee, Rapid City or Naples-Clearwater Florida areas.I have even considered building (having a builder build it) new or spec home so if anyone knows of any reputable builders?

Given the current rental property mortgage rate is well above 7.2, and it looks like it is not going to go down any time soon...i expect it will take 3 years to go down by 2 pp...Is it still dumb to buy a 500k investment property full cash and plan to cashout refi in 2,3 yrs? 

Let's just say it didn't go as planned, and when their lease expired, they still squatted the place for another 5 months.

Hi all, I'm planning to get my Real Estate in Massachusetts soon this year and with the National Association of Realtors agreed to dropping the 6% commission rate, is this still a good idea?

It's going to depend on what type of loan you're planning on getting, and fees vary from lender to lender...same with title fees.
