We are being told by largest single family home operator and owner and a second one in the top 10 that even Columbus Ohio isn't in their market.

How do any of my fellow PM's enforce the tenant to pay on time to avoid the dreaded lien letter from the trash company sent to the owner?

@Max McQueen, from a technical standpoint, if you buy a midterm rental, you will not be an owner-occupant and your financing could be considerably more expensive.  

One of those arbitrage deals I had 6 units with same owner when COVID hit, I got out, found long term tenants to replace me and that owner funded stuff for us to buy together.

The owner had died and the place was in shambles.  

You could either continue to house hack or start looking at non-owner occupied investments if you end up liking where you're living.
