jason, i have my sticking points, as i'm sure most rehabbers do..my big pet peeves are old windows and formica countertops...crazy i know, but every rehab i do has new windows and granite..my painters are my main crew...they also do my framing, roofing, drywall hanging and finishing, etc.

AND, here's the kick in the teeth with your particular situation:  His attorney either knowingly or unknowingly misrepresented the situation when he stated that he'd already gone through all the necessary foreclosure steps, and led you to believe you had to wait four years for insurable title.
